Living in Florida means your air conditioner works overtime. Between the heat and humidity, your HVAC (Heating /Ventilation/ Air Conditioning) system is one of the hardest-working parts of your home — and if you ask me it is one of the most important! But, if you don’t do your monthly routine maintenance you may find yourself wishing you had. Here are a few simple monthly HVAC maintenance tips every homeowner in Florida should do to keep things running smoothly year-round.
1. Check and Replace the Air Filter
Florida’s warm, humid air means dust, pollen, and pet dander circulate constantly. A dirty air filter restricts airflow, making your system work harder and use more energy. Tip: Replace your air filter EVERY month. This is one of the easiest and most effective ways to maintain efficiency and indoor air quality.
2. Inspect the Outdoor Unit
The outdoor AC condenser can get clogged with grass, moss, algae, or leaves. Keeping it clean is easy — this simple process will help your system breathe and cool your home faster.
What to do:
Turn off the power before cleaning.
Some people like using a foam coil cleaner (you can find it at most home improvement centers, or hardware stores).
Gently rinse the coils with a garden hose.
Clear at least a 2-foot area around the unit for proper airflow.
3. Clean Air Vents and Drain Lines
We all know that dust and debris builds up quickly. Remember to wipe down your indoor vents and return grilles each month to maintain strong airflow and cleaner indoor air. Do not cover these vents or obstruct the air flow with drapery, pictures or paintings, etc.
Also it is VERY IMPORTANT to pour about 1 cup of a 50:50 mixture of water and vinegar down your indoor drain line EVERY MONTH (it should be a capped PVC pipe next to your air handler). This helps keep the line clear and free of algae buildup (avoid using bleach because it can damage your system). It’s simple, just turn off your AC, pour about a cup of the mixture into the drain line, let it sit for 30 minutes, then flush with plenty of hot water.
Performing this monthly can also prevent future clogs. The solution should drain freely, from inside to the exterior PVC drain pipe that should be found next to your condenser outside. If the solution doesn’t drain easily, the pipe may be clogged. In that case, use a shop vac to suction out the blockage, which is often caused by algae, debris, or even small critters like lizards, frogs, or snakes.
4. Check Thermostat Settings
Make sure your thermostat is programmed for comfort and efficiency keeping a consistent temperature is ideal— TIP: when you’re on vacation, keep the AC set around 78 degrees to prevent mold and mildew growth.
5. Listen for Unusual Sounds & Schedule Professional Annual Tune-Ups
If your system suddenly starts rattling, buzzing, or grinding, don’t ignore it. Early attention can prevent bigger, costlier repairs down the road. Even with regular maintenance, scheduling an annual professional inspection is a good idea. A technician will check refrigerant levels, electrical connections, and overall system performance — ensuring your HVAC runs efficiently through the hottest months.
